in my experience, more sales fall through than you think. Some people go through the entire process only to find out they can't afford the closing costs, found something else, issues with inspection/appraisal. So Pending doesn't always mean it's a done deal :)

The mortgage company I am working with figures the property tax and insurance into their numbers. So with the property, mortgage and insurance I can go up to about $620 a month in payments. I MAY get additional house insurance tho. That way my actual things are covered too. Where the mortgage is just going to be making sure that if something happens (tornado etc) they don't lose any money. Im not 100% sure if theirs would be willing to rebuild or not. Probably yes but IDK. SO I may get extra to be safe. Property tax here is annual to answer that question :) I have to pay it on my car each year. Well when I remember each year...usually every other year when registration on car is due. LOL My car would probably only be like $60 each year BUT you know fines and stuff for being late.

My loan person told me to make sure that they include the closing costs etc into the loan money. I think that is how she said it. Either way something about closing costs not costing me anything. I will reask the real estate agent about that. True about the inspection appraisal part. BUT odds are if it failed for them it would fail for me too.
My fear right now is some of the places I am liking and seeing online still seem to have people living in them. Someone told me that is common. That the sellers end up staying in the home until it sells cus they can't afford to move until that happens. SO I need to talk about that too. I would rather want something that the second it closes I get the keys and can start moving in. I don't want to have to wait for some family to find a place to move to now that it sold and have to wait for them to pack up and leave. PLUS they could easily cause issues with the place when they move if they are jerks.

ah okay, wasn't sure how they were doing it for ya but that's good to think about so you don't have to think of it as extra (property tax). Hm, I would think the insurance you have to have when purchasing covers both you and your mortgage folks in the event of something bad happening. I'd double check on that before getting extra just to be sure. Also, not sure or not but here they have extra insurance for stuff like flooding on houses. One would think if you're paying for insurance to begin with flooding would be covered but I swear they will find every way to take all of your money from you if they can think it up that is. That's why a lot of folks here are still pending moving back in to their homes because they haven't been paid or fully refunded for having to repair their houses due to the water damage. My heart aches for them. But yep, double if not triple check on the insurance information in case you need something extra like you mentioned. Just to mark that safety box. Dang your car fees yearly are like $60? :O Mine is pushing $120, I think. That includes inspection and then the whole registration nonsense.

Also, is right about what she said earlier about folks falling through or other things like the closing costs and or appraisals. If something says pending, I say put a bid in, if you've taken the time to swing by and look inside (if you can without disturbing people). I'd at least drive by the neighborhood and the street to get an idea of what you're looking at regarding the area as a whole. But I'm sure you're familiar with the areas you're wanting to stay in and the neighborhoods so I wont pester you with that.

Pending means they're considering or have accepted an offer, but there are still inspections that have to be done, their loan has to get final approval, and then they have to go through escrow and hope that clears with no trouble. So don't count yourself out yet necessarily! I'd talk to your agent and see if they can find out the scoop on how far into that pending offer they are already.

Yes, get some covers for those seats and and steering wheel! My seats luckily aren't black. Previous ones were with a mixture of red. But they were cloth and I didn't mind the heat on them. My seats now are like a tan leather. And I keep my seated heated year round. Right now is the first time I've had back pain since I've had the RAV4. And it's due to the heated seats for my back. My steering wheel is black and it can be bad in the summer. But have I bought something for it yet? No. XD

I'm a little curious as to why, ever since WS2, the bards have not been required to perform as many songs as I thought they would. It seems that the 'class challenges' have not been required as much as before. I would love to see Teislyn perform a magic song. That would be wonderful.

I'm looking on etsy for seat covers, but I'm not a fan of monogrammed stuff for my car anyway, lol. That's one of my problems. That and I'm trying to sort of match the outer color which sort of shifts with the weather (looks darker blue when it's cloudy but really blue when full on sun). The Honda we've had since 2012 has a tan interior and I miss it. I like that it doesn't absorb the heat as much and hides a little bit of the dirt (we don't have a paved driveway so leaves and some pebbles can get in the car without trying... Plus, black just shows everything and it's so freaking frustrating. I'm trying to find a good brand to use to clean the inside as well as the outside plastic portions. Any suggestions? I don't miss the rough ride though that Honda's are known for. And I forgot what else I was going to mention... Blah, it'll come back to me sooner or later. :)
