Per the Subetalodge price tracker, it looks like it sold for about 1.5mil last year If I were you and weren't really in a rush to sell, I'd probably toss it in shops and see if anyone bites for like 10 or 20mil, it might sell to someone who wants it for an achievement but otherwise I don't think theres too much demand for it. If you're more in a rush then I suppose 1.5mil is reasonable too.
