Well, we bought a dirt lot. However! We've signed papers, picked a house plan and dropped off a cashiers check full of earnest money. So much money. ;_; They start building some time in July and we will eventually be homeowners by Christmas! Most expensive keys we will ever own... xD

Anybody else have anything exciting to share? =D

congrats! That sounds like really exciting news!

I'm really excited about my blog and new shop - links in siggy, oops shameless promotion. But I hope to start selling. if i make enough money,i plan on buying a fixer-upper [there are many cheap ones available] and i dont mind the work involved ;)

I've been hunting for a condo for about 10 months now. It's rough in my area. Low inventory and the prices keep rising, so it's like a losing waiting game. People want a lot of money for junk. And some towns I blacklisted. Small houses are very rare, or they are 1) out of my budget, or 2) if they are in my budget...it's a freak show of decay and mold...nopes.

Congrats though! You'll have a squeaky clean and new place to call home!

We've been hunting for months for a fixer upper. Not something in such poor condition we'd go broke, mind you, we're not 'Fixer Upper'. ;-p After months of multiple rejected offers, being outbid by out-of-state folks who paid straight cash above asking, and going to to see a house the same hour it's pulled off the market, we finally just bit the bullet and decided to build. Luckily in Colorado Springs its a pretty good market for buyers who want to build, just not for those who want to buy a resale. :/

And after the last week of having our lot moved twice (among other things), they gave us A/C (free) and a premium lot for what we we're going to pay for a smaller, much cheaper (by 10k), boxed in lot with neighbors up our rear-ends. Now its a nice premium corner lot with 1k sqft more outdoor space and no neighbors to be build behind us, just a park space, for (kindasortanotreally)free because we've been put through the ringer and they haven't even broken ground yet. Not that I'm complaining, all these free upgrades, I'm kinda hoping for something else so they give us free flooring or something. xD

Wow, tough road. But maybe it's for the better? with a little bit of luck, the piping, insulation, and the electrical systems will not be messed up, and they'll last you some years until needing repairs. plus the walls would also be new and therefore you can be better assured that they don't have hidden cracks or molds. depending on how the work goes and what the contract says, maybe you can negotiate for stuff to be installed for free, or to get some free upgrades - like a free of charges flooring.

SPOILER (click to toggle) My mother in law sold the apartment in which she grew up in and the one she got she bought brand new. then she had to sell that one as well - she was pretty unlucky in it and almost died there several times, yyykes, and bought another brand new place. Mostly because she didn't want to deal with issues older places have, and owners not mentioning them.
will you get floor heating? or do you not need to heat up the house in your area? i live in romania and ever since i learned about the korean floor heating system, it's all i dream about in winter LOL.

Whoa, so exciting!! I'm in my first "grownup" job and have begun to look for a house too. Finally moving out of the rental game! But it's so so so hard ;; I need to save a lot or I'll never afford a down payment. I'm not married and am not likely to ever be and going it alone is scary.

Ahh congrats! Purchasing a home is such an exciting feeling! My husband and I have been living in our home for a year now. Hopefully it won't feel like the upcoming months until Christmas drag too much so that you can move in!

Just a suggestion, there's a type of loan called the USDA. I'm not sure what type of area you live in, but it's an affordable loan program that promotes living in rural areas and doesn't require a down payment! Of course, there are limitations and the home has to be eligible (like deemed "rural") and it'll depend on your credit score, but it's something to consider c: That's actually the loan program my husband and I used, and our home is in an area I wouldn't have considered "rural" at all. There is PMI we have to pay each month, but it beat using all of our money we had saved up on only a 5% down payment (which we still would've had PMI since it's under 20%).

They haven’t even pulled the permit yet to build it so we’re still in a holding pattern. We have gone though and picked all the finishings and whatnot but no heated flooring. Would love it but it’s so expensive. Lol! Eventually by Christmas, maybe, it’ll be done but we’ve had a weird weather year here so we’re expecting delays. Also, the builder does a walkthrough with us 1-2 months before closing and anything we see or our inspector sees will be fixed for free. Luckily we have family members who work in construction/design who know what to look for that we wouldn’t notice.

Lord I hope it doesn’t drag. We’re going to be staying with my husbands parents and we both agree they’re the sort of people to love from a distance, but still better than my family.... But our apartment lease is up in a few weeks and it’s financially smarter to live with the in laws than to watch our rent double above even what we’d be paying for our mortgage. We have furniture that we’ve had since we started dating over 8 years ago and it’s gone through A LOT and we need to purge approx 90% of our furniture. ?

Look into getting an FHA loan. It’s specifically geared towards first time home buyers, and doesn’t require a down payment. What they do ask for, in terms of cash in hand, is closing costs and earnest money. We got lucky with our builder in that we’re going through their preferred mortgage lender so they pay 3500$ towards closing costs. This was a blessing for us because we only needed to have 1500 earnest & 500 for the design center, which goes towards closing, and the additional leftover closing costs, which were still waiting for number on but we have 6+ months to save that up.

We’re super excited. We’re upgrading from 800sqft apartment with two big dogs and a cat to 1800sqft with a backyard. Room to kick them out. ?

i usually jinx stuff, so i won't wish you anything good [or bad] for now. [i seriously am a jinx - if im happy the weather in nice, and say it out loud, expect it to start raining in about 2 hours or so. if im happy about an item, expect it to break within a month or so].. u.u

anyways, staying with your in-laws is a good sacrifice to make, from a financial point of view. i also want to stay either with my parents or somewhere where we dont have to pay rent .... but my fiance is against it. :/ well, my parents have more space than my fiance's parents. plus my fiance's parents have a cat that hates other cats -we have 2 AND a bird, and they only have 1 bedroom, live out of city, away from everything.... my parents have 2 bedrooms and no pets. But living somewhere else where there's no rent to pay would be so HELPFUL ..... sigh.

do keep us updated with the progress, though! it's exciting to learn about these things! :)

Congratulations, that's so exciting!!!! I bought my first home 3 years ago now, just a trailer in a trailer park, but it felt like a mansion to me then! Now it mostly feels like a collection of small projects that I need to save money for hahaha, but it's wonderful!

I don't really own any property and I live in a foreign country. I have moved like 5 times in the past 5 years, but I am super excited to get the keys of a new apartment I'm gonna rent. I just changed jobs and I am moving to the city I've been wanting to live in since the day I first visited it.
